What a Notice of Assessment actually reveals

A CRA Notice of Assessment summarises your filed return: total income at line 15000, net income at line 23600, taxable income at line 26000, federal tax, credits, your refund or balance owing, and your RRSP deduction limit. It is a complete financial portrait in one page, which is exactly why lenders ask for it.

It also carries your social insurance number, so a document requested to prove your income also hands over the permanent identifier that a lender does not need in order to read a number on line 15000.

The Office of the Privacy Commissioner of Canada “generally recommends that individuals do not give the SIN to a private-sector organization unless there is a legal requirement to do so”, and confirms a landlord does not require it at all.

A mortgage lender may have legitimate reporting reasons to hold your SIN, and if so they will ask for it directly. That is different from it travelling silently inside every supporting document you attach, including copies sent to brokers, agents and rental platforms.

Why do lenders ask for a Notice of Assessment?

Because it is the CRA's own confirmation of what you filed, so it is harder to fabricate than a pay stub. It shows total income at line 15000, net income at line 23600, taxable income at line 26000, and whether you owe the CRA anything. Mortgage lenders typically ask for the last two years.

Can I cover my SIN on a Notice of Assessment?

Covering it does not change any assessment figure, and the Privacy Commissioner of Canada generally recommends not giving your SIN to a private-sector organisation without a legal requirement. If a lender has a genuine reporting obligation they will request the SIN directly rather than relying on it appearing inside a supporting document.

What if the Notice shows a balance owing?

A lender may ask for a Statement of Account as well, to confirm the balance was paid. Redacting the SIN does not affect that at all. Cover the identifier, keep the figures.

Is a Notice of Assessment the same as a T4?

No. A T4 is issued by your employer and shows one job's earnings, with your SIN in box 12. A Notice of Assessment is issued by the CRA after you file and summarises your entire return across all income sources. Both carry your SIN, and both are commonly emailed as proof of income.

Does a landlord need my Notice of Assessment?

Rarely. Some landlords ask for the most recent one, but the Privacy Commissioner is clear that a landlord does not require your SIN and that it is not needed for a basic credit check. If you do provide a Notice, cover the SIN and keep the income lines.
