The Office of the Privacy Commissioner of Canada addresses this question directly on its landlord and tenant page. Asked whether a landlord requires your SIN, the answer is one word:
“No. Under the law, organizations cannot require you to consent to the collection, use or disclosure of your personal information unless it is required for a specific and legitimate purpose.”Office of the Privacy Commissioner of Canada
The OPC adds that if the SIN is being requested for a credit check, you can explain that a SIN is not needed for a basic credit check and offer other identification instead. It also notes the SIN should not be used as a general identifier.
A landlord asking is not illegal. Requiring it, or refusing you for declining, is a different matter. And when you do have to share a document that happens to show your SIN, such as a T4 or a Notice of Assessment, you can cover it.

Does a landlord in Canada require my SIN?
No. The Office of the Privacy Commissioner of Canada answers this directly: a landlord does not require your Social Insurance Number. Under the law, organisations cannot require you to consent to the collection of personal information unless it is needed for a specific and legitimate purpose. Unless an organisation can show your SIN is required by law, or that no alternative identifier would do, you cannot be denied a service for refusing to provide it.
They said they need it for a credit check. Is that true?
No. The Privacy Commissioner states the SIN is not needed for a basic credit check, and suggests you explain that and offer other identification instead. Credit bureaus can locate a file using your name, date of birth and address history. A landlord may still ask for your SIN for identification purposes, since no law prevents them asking, but they cannot require it and you are under no obligation to provide it.
Which Canadian documents show my SIN?
A T4 or T4A slip carries it near the top. So does a CRA Notice of Assessment, an RRSP contribution receipt and often a pay stub. This is why proof of income and proof of employment requests so often end up exposing a SIN that nobody involved actually needed.
What should I redact before sharing a T4?
Cover the SIN, your full home address and any employee or payroll number. Keep your name, the employer name, the tax year and the income and deduction boxes visible, because those are the figures an accountant, lender or landlord is looking at.
Does RedactID see my documents?

Can someone undo the black boxes?
